I cannot stress how important it is to be well informed about anything you do.  Education can save you from poor decisions and regrettable purchases.  We all live in an new era.  Accessibility to information is always at our fingertips.  The world wide web, television, laptops, tablets, and mobile phones have given everyone the capability to retrieve an abundant amount of information quickly and effectively.  Their are numerous television shows that give people understanding to Real Estate Transaction purchases and Websites with the same information.  If you have watched any Television lately you have probably watched or heard of HOLMES INSPECTIONS.  He is an General Contractor and/or Inspector that regularly evaluated properties after Real Estate Transactions.  HOLMES points out multiple deficiencies that are present at an individuals homes that an Home Inspector missed during the inspection process.  This show has given many Clients of mine a great understanding of what Home Inspectors should be looking for during the Inspection.  People are becoming more aware of what an inspection should include, how thorough the inspection should be and how long the Inspection should take.  This is an great tool for anyone who is considering purchasing a home and who wants to be educated about the process.   Access to the Texas Real Estate Commissions (T.R.E.C) website is available for viewing the current "Standards of Practice" for Texas Home Inspectors.  This website will give you an great understanding of the inspection process and what should be inspected by your inspector. www.trec.state.tx.us (click link to visit website).  I have also provided the Standards of Practice on this website so individuals can be educated before they decide on whom to hire for their Home Inspection.  Also, know your Realtor.  An true Realtor should be working on behalf of your best interests.  Their are BAD Realtors, just like their are BAD Inspectors.  Realtors should be working for you and not just their commission.  Realtors that are working for the commission will sometimes refer an BAD Inspector so their are no hiccups in the transaction process.  If an Inspector does not perform his job, then their is less deficiencies to negotiate with the seller.  Less negotiation means an faster process and quicker paychecks for the Realtor. The point of this....Be informed before you hire.  Know as much information as you can about your Realtor, Inspector, and the inspection process.  Research your options for Realtors and Home Inspectors before you hire.  Doing all of this can greatly increase your chances for working with an great Realtor, having an thorough Home Inspection, and purchasing the right property.

Inspectors are Deal Killers?

Most owners of real property do not want to have an home inspection before they list the property for sale.
