So, you have made on offer on a home you love and you are ready for the "Home Inspection".  One of the next big steps in the property purchase.  So.....you are ready, but is the home "Inspection Ready"?  You may not know this, but especially during the winter months of vacant properties, many owners will have the home Winterized to protect water and drain lines from freezing.  Many vacant properties will have the water meter, gas meter and electrical meters removed, or due to delinquent utility bills, the meters may have been removed and/or locked out so service cannot be returned without the authorization of the utility department employees.  If an Inspector reaches the property and all utilities are disconnected or locked out, they have wasted valuable time and cannot deliver and thorough inspection for your property.  Even if one utility has been shut off that inspection will be hindered and you will not be well informed on the true condition of the components within.   So....make sure you discuss with your Realtor the importance of all the utilities being on at the time your Inspector arrives to location for your next Home Inspection....it will save you valuable time and give the Home Inspector the necessary conditions to perform a thorough evaluation of your purchase.
