Recently had the opportunity to speak with an angry Realtor who claims that I called out too many deficiencies on a Home Inspection.  This "Realtor" claims that I was the reason that the buyers did not purchase the property.  I was too nit-picky and a "DEAL KILLER".   So......., me doing my job, and doing it well, makes me a Deal Killer?  "I don't think so!!!"  I told the Realtor to call my Client, and ask them if they would rather have a  "Home Inspector" who didn't do there job....and if they say "yes".... I would refund the inspection fee.  Well needless to say,  the Realtor did not have much to say after that.
Lets clarify what causes a deal to fall through.  My company provided a thorough Home Inspection for the client.   We type a report, with the deficiencies and pictures, and provide it to the Client and the Realtor.   That is it.  After the inspection process we are no longer involved in communications.  So the Realtor and Client get together and go over the report.   The Client now sees that the Home has many deficiencies and is concerned about the condition and/or the cost of repairs.  So the Realtor and the Client discuss "Options".  The Client agrees that if the seller will make certain repairs to concerning deficiencies, and/or lower the purchase price, then they will continue with the purchase of the property.  Hmmm....seem simple enough?  A motivated seller would be more than willing to negotiate, right?  Well....lets say the seller comes back and refuses to lower the asking price and does not want to make any repairs.  The buyer "opts-out" of the purchase and saves thousands on costly and hazardous repairs.  Now.....who is the deal killer?  My company.....or the Seller who is not willing to compromise?  Lets just say.......if a "Realtor" tells you not to use an Inspector because he is a "Deal Killer" that is probably one of the most thorough Inspectors in town.  At first I was a little offended by the statement "Deal Killer", but now i consider it a compliment.  My company will "nit-pick" a home to give the most thorough inspection we can provide for our Clients.  Our inspection saved our Client from purchasing a possible "Money Pit" or potentially "Hazardous Property".
