Did you know many buyers of real property opt-out of having a property inspection performed on their property purchase?  Many believe this is due to limited monies available or the "it cant happen to me" theory.  Even if a home is new, their are areas of construction that could have been neglected or missed during the building process.  Just because a home looks good on the surface does not mean that problems do not exist.  Of course, being in the Home Inspection business, i believe a Property Inspection is necessary.  If a buyer is not educated on the condition of the property they may be in for many expensive repairs.  Also, deficiencies noted on an Inspection report are negotiable before the closing of the property.  This means that during "Option Period" you can negotiate that repairs found on the Inspection Report be repaired, have the seller give you an allowance for repairs to be made, negotiate the sales prices, or opt-out of buying the property all together.

In conclusion, have your property inspected!!!!  Make sure you educate yourself about the company you hire.  Know their experiences, how long they have been in business, talk to friends and family and see if they know or trust an inspector they used before.  Never...determine your choice on a home inspector just by your Realtors referral.  Do some homework... it could mean the difference between a Professional Inspection or a Cut rate company.
