The on site home inspections is an evaluation of the residential components and are reported on a (I)Inspected, (NI) Not Inspected, (NP) Not Present, (R) Repair needed.  The inspected components are divided into three major categories

   STRUCTURAL     MECHANICAL      ELECTRICAL

Each category is borken down into multiple components that are evaluated during the inspection.  

A typical inspection of Residential property takes 2-4 hours.  All utilities should be on and natural gas appliances should have all standing pilots lit.  The inspection of the property is a visual inspection of components to determine if they are performing their intended functions.  Operation of all appliances and fixtures are needed to determine if operation is proper and if safety issues are present, so accessibility is a must.  If a unit is obstructed by clutter and not easily accessible, we will not operate the unit.  Moving belonging to access equipment is too much of a liability for our company and is prohibited.  As the inspection is performed we can give the client a good understand of visual defects and possible corrections to help minimize issues.  If you are not available to attend the on site inspection, after receiving the written inspection report, you can call your inspector and visit about the defects.  All reports are delivered the same day as the inspection, so you are not delayed in your process and are able to negotiate with the seller any repairs your may request to be repaired before the purchase of the property and the expiration of your option period.
